LOAN CRITERIA


Amount:

From ~$1 million to $50 million

Property Types:

Income property including multi-family, retail, industrial, office and mobile home parks. Owner occupied commercial properties. SFR investment property leased to non-owner occupants or built on spec for resale will be considered

Construction:

Borrower equity prior to utilization of Lender funds on construction draws

LTC/LTV:

Typically 50-70% of acquisition cost or value

Rate:

7.5% to 10.5% floating over 30 day LIBOR. Floor set at fund date

Recourse:

Recourse to Borrower. Non-recourse with covenants available at 50% LTC or LTV

Term:

3 to 18 months with extension options available up to five years

Documentation:

Customary including Borrower’s tax returns and financials for 2 years

Time to Fund:

7 to 21 business days from application depending upon due diligence required

Deposit:

.25% to 1.0%. Deposit for inspection fee, legal and due diligence. Unused deposit refunded or credited at close

Pre-Payment:

Any time with fee of 30 to 90 days of interest

Loan Fee:

From 1.5 to 3 points plus exit fee depending on term, property type and loan amount

Territory:

Continental US with preference for West Coast

Direct Lender:

Loans made by Standard Management Company. Credit enhancement and joint ventures considered where Sponsor has substantial skin in the game
